June 2025: Prices Continue to Climb Across the Province

The average sale price for residential property in the province of Almería reached €1,571/m² in June 2025. This marks a monthly increase of +2.3%, with quarterly growth at +5.7% and a year-on-year rise of +9.8%.

Within the city of Almería itself, prices are slightly higher. The capital now records an average of €1,754/m², reflecting strong demand in central zones and well-connected suburbs.

Second-Hand Property Leads the Market

In Q2 2025, second-hand property prices across Andalusia rose by +8.5% compared to Q1, and by +19.5% year-on-year. In Almería province, quarterly growth stood at +5.3%, led by key municipalities along the coast and inland commuter towns.

Regional Comparisons: Almería Versus the Rest of Andalusia

Despite recent gains, Almería remains one of the more affordable provinces in Andalusia. While average prices in Málaga exceed €2,500/m², Almería stays below that threshold at around €1,500/m². However, the price gap is narrowing as demand strengthens across the region.

Compared to Granada and Huelva, Almería is now on par or slightly ahead in terms of quarterly price appreciation, reflecting growing buyer interest.

Roughly 20.9% of home purchases in Almería are made by foreign buyers—mirroring the national average. These include retirees, second-home seekers and investors, with strong activity in areas such as Vera Playa, Albox, and Arboleas.

Outlook for the Second Half of 2025

Forecasts suggest a continued upward trend for property prices in Spain, with national growth expected to reach between +5% and +7% by the end of 2025. In Almería, demand remains strong and supply tight—particularly in desirable locations close to the coast or transport hubs.
